UNDEVELOPED Land

For the past few years, the Phoenix metro residential market has been a "national hot-spot".  It continues to be very active for the first-time buyer, as well as to the seasoned real estate investor.  As a second-generation Scottsdale native, I have witnessed, first hand, many things in regard to real estate values.  

From a year ago when record appreciation levels were set, the market is normalizing.  However, undeveloped land with proper infrastructure -- namely, site drainage, power, water, site accessibility, etc. -- is getting harder to find.

I am a retired architect and an investor in both residential properties and undeveloped properties. I have substantial expertise in developing raw land in both Arizona and Montana.

 I understand only too well what the local development issues are.  I know where the next hot-zones will occur based upon past performance, amenities and the number of people relocating to this area.
